Closings in Q3 reflected the slower summer months with 109 homes sold at an average selling price of $2.02mm or $493 per square foot and an average of 66 days on market.

Compared to Q2 2024:

  • 27% decrease in number of homes sold
  • 1.3% decrease in average price per square foot
  • Average days on market decreased by 22 days

Compared to Q3 2023

  • 4.4% decrease in number of homes sold
  • 7.1% increase in average price per square foot
  • Average days on market increased by 7 days

As of October 1, 2024, there are 169 homes for sale with an average of 95 days on market and an average asking price of $543 per square foot or $2.45mm.  Non country club community inventory is ~10 months, while country club community inventory is ~5.5 months.
